I am writing to you to express my sincere appreciation for the efforts of my agent, Vince Maricano, on the successful sale of my property at 6721 Paschall Avenue on 1/28/00.
I am so grateful to him that I had to write you and tell you what a wonderful job he did in representing me.

I first put my house up for sale in March of 1998. I received an offer for $5,000 less than my asking price buy the buyer requested $10,000 worth of repairs. My agent was trying to talk me into spending thousands just to make the deal.
I then hired another agency that had been successful in my neighborhood. The agent assigned to me advertised my neighbor's house across the street instead of mine and then tried to deny it although I had written proof.
My third agent never advertised as promised and didn't do a thing to sell the property.

My forth agent actually brought me a deal that he assured me would go through right up until I made settlement on my new house. Apparently, the buyer was not credit worthy and the bank denied her mortgage. My agent fooled around with this deal for six months when it should have been obvious to anyone that it wasn't going to happen.
Because of this, I was forced to take a second mortgage on my new property to be able to make closing.

So there I was, 1 1/2 years later with two houses and three mortgages. When I hired Vince, I was desperate to get out from under.
I responded to the letter that he sent me in which he claimed good communication and a high success rate. I was very skeptical!
From the beginning, he was very honest with me and worked harder than all four of my previous agents combined!

He had an offer for me in about a month, but it fell through. We didn't lose much time though because Vince set it up so that the house was only off the market for two weeks. He actually recommended to me that I cancel the deal when it became obvious that the buyer's credit and her agent were very shaky. I couldn't believe it! He didn't even try to talk me into it although it meant he would have to do more work!

Within a month, Vince came to me with two offers simultaneously. He told me which one he recommended and why and he was right! It was reassuring to me that your office would be handling the buyer's mortgage given what I had been through before. The FHA inspector required some minor repairs. Vince recommended a handyman who took care of everything for a decent price. He even got him to remove some furniture I left behind. When settlement came, everything went so smoothly.

I can not express my gratitude enough! In less than four months, Vince had brought me three others and had actually taken me to the settlement table. Bernadette was great, too! She had everything in order and handled the payoff of both of my mortgages. I am so relieved to have only one house and one mortgage.

I can no say enough good things about Vince. I'm so glad I found him. He's honest, he kept me informed and no one worked harder for me! I would highly recommend him to anyone.
